Owner Expenses:
- $500 upfront rental fee to handle all aspects and agent duties prior to tenant move-in.
- 10% Management fee per month - This amount will be deducted out of each monthly rent check.
- Quarterly pest treatments if deemed necessary (approx. $225/yr.)
- Advance of sums to cover estimate costs of repairs to the property.
- Any house repairs that may arise in excess of the above advance.
- General Public liability insurance with minimum coverage of $300,000.
Agent's Duties:
- Solicitation of tenants through advertising, sign displays, websites, etc.
- Tenant qualification to include: credit check, previous rental history, job verification, and overall application legitimacy.
- Negotiation and renewal of leases
- Institution of judicial actions to recover rents, evict tenants or settle/compromise actions.
- Collecting of all monthly rentals and giving receipts for the amounts collected.
- Annual reporting of repairs, rents collect and disbursement of funds.
- Liaison between tenant and owner concerning repairs or maintenance with the authority to repair, purchase supplies, or hire labor as may be necessary to complete repairs.
- To act and perform any duties conferred upon the owner as landlord of the property
- To extend lease beyond a year if possible with owner approval.
